A Solid, Sustainable Market: What July Tells Us About Bluffton & Hilton Head Real Estate
One of the questions we get asked all the time is, “How’s the market?”
And I think sometimes people are expecting me to tell them one of two things. Either the market is still crazy hot, or things have really slowed down.
The truth is, neither one is really accurate.
Here in the Hilton Head Island and Bluffton area, we have a good, solid real estate market.
More importantly, I think it's a sustainable market.
During the pandemic, things were crazy. Prices were going up so quickly that you knew that pace couldn't continue forever.
What we're seeing now is much healthier. Sales are up. Prices are up. But they're moving at a pace that makes a lot more sense.
Let's look at the numbers.
Sales and Prices Are Still Up in 2026
Through the first seven months of 2026, the number of sales in our market is up 4.6% compared with the same period in 2025.
Prices are up 1.3%.
Those may not sound like the enormous increases we were talking about a few years ago, but that's exactly the point.
The market continues to grow without the crazy swings we experienced during the pandemic.
I think that's a very good thing.

Was July Actually Slow?
I've heard people say that July felt a little slow.
So I thought it would be helpful to actually look at the numbers.
In July 2025, there were 340 sales in our market.
In July 2026, there were 349 sales.
So no, July wasn't down. Sales were actually up a little bit.
It's not a huge increase, but again, that's what I mean when I talk about having a solid market.
You hear a lot about what's happening with real estate nationally, but real estate is local. What really matters to us is what's happening right here in Bluffton and Hilton Head.

Take a Look at What's Happening in Bluffton
I also thought it would be interesting to pull Bluffton out of the larger market and look at it by itself.
And these numbers really caught my attention.
Through the first seven months of 2026, Bluffton home sales were up 7.5% compared with the same period in 2025.
Even more interesting, Bluffton home prices were up 8.1%.
That's a strong market.
And I think we're continuing to see more and more people realize what Bluffton offers.
You can get a lot for your money here. You have a tremendous variety of homes and communities in Bluffton, and you're still very close to Hilton Head Island and the beach.
Depending on where you live in Bluffton, you might be 15, 20 or 25 minutes from the beach.
That's pretty hard to beat.
You get the Bluffton lifestyle, all the restaurants and communities and things happening here, and Hilton Head Island is right down the road.
If you're still getting to know Bluffton, the Town of Bluffton has some good information about the town and the community.
Should You Wait for Interest Rates to Come Down?
I was talking to a couple recently who told me they were thinking about waiting until next year to buy because they thought interest rates might come down.
And I understand that thinking.
But I asked them to imagine something.
Imagine it's a year from now.
You've waited for rates to come down, and they're basically where they are today.
Meanwhile, home prices have continued to go up.
What did waiting accomplish?
We've been hearing for about three years that maybe rates are going to come down significantly. Maybe eventually they will. Nobody knows for sure.
If you want to keep an eye on national mortgage rates, Freddie Mac's Primary Mortgage Market Survey tracks average mortgage rates every week.
But I wouldn't make a real estate decision based entirely on hoping for the perfect interest rate.
Because while you're waiting on the rate, you also have to pay attention to what is happening with home prices.
Waiting Isn't Always the Buyer's Friend
This is probably the biggest point I would make to buyers right now.
Waiting is not always your friend.
Let's say you wait another year hoping for a substantially lower interest rate.
If rates are about the same and the home you could buy today has gone up in price, you're not necessarily better off.
Of course, that doesn't mean everybody should go buy a house tomorrow.
Buying a home has to make sense for you. It has to fit your finances, your family and what you're trying to accomplish.
But if you know you want to be here and you're financially ready to buy, I wouldn't automatically assume waiting is going to put you in a better position.

So, How's the Market?
We're seven months into 2026, and I think the answer is pretty simple.
It's good.
Sales are up 4.6%.
Prices are up 1.3%.
July sales were slightly ahead of last year.
And Bluffton is having a particularly strong year, with sales up 7.5% and prices up 8.1%.
We're not in the crazy pandemic market anymore.
And frankly, I don't think we need to be.
What we have right now is something much better for the long term:
A good, solid, sustainable real estate market.
