The Bluffton & Hilton Head Real Estate Market Is Stronger Than Many People Realize

One of the questions I hear almost every day is:

"How's the real estate market?"

Whether I'm talking with local homeowners, prospective buyers, or people considering a move to the Lowcountry, the question comes up constantly. And now that we've reached the halfway point of 2026, it's a good time to look at what the numbers are telling us.

The short answer?

The Bluffton and Hilton Head real estate market continues to perform remarkably well.

What the First Six Months of 2026 Tell Us

Through the first half of 2026, the number of home sales across our market is up nearly 5% compared to the same period in 2025.

Home prices have also continued to move higher, increasing 3.3% year over year.

Perhaps even more telling is what we're seeing from current buyer activity. Contracts written in June were up 7.3% compared to June of last year, a sign that demand remains healthy and that buyers continue to move forward with confidence.

When you combine rising sales, increasing prices, and stronger contract activity, the picture becomes fairly clear: our local market remains strong.

It's Not Just a Local Story

What's happening in Bluffton and Hilton Head mirrors many of the trends we're seeing across the country.

According to the National Association of Realtors, home prices nationally reached an all-time high during June 2026. While every market has its own dynamics, there are several factors influencing housing demand across the United States.

One of the biggest challenges continues to be a shortage of available housing.

For years, the country simply hasn't built enough homes to keep pace with demand. That imbalance continues to affect housing markets from coast to coast, including right here in the Lowcountry.

The "Rate Lock" Effect Continues

Another factor shaping today's market is what many economists call the "rate lock effect."

During the pandemic, millions of homeowners secured mortgage rates in the 3% to 4.5% range. Those homeowners are understandably reluctant to give up those historically low rates.

As a result, many people who might otherwise sell their homes are choosing to stay put.

Fewer existing homeowners moving means fewer homes coming onto the market, which helps keep inventory tight and supports pricing.

A New Generation of Buyers Is Entering the Market

At the same time, demand continues to grow.

Millions of millennials are now entering what has traditionally been considered the prime home-buying years. As more buyers enter the market, competition for available homes remains strong.

This isn't a short-term trend. It's a demographic shift that will likely influence housing demand for years to come.

When limited supply meets steady demand, prices tend to remain resilient.

Is It Still a Good Time to Buy?

This is another question we hear regularly.

While no one can predict the future with certainty, many buyers who wait for the "perfect" moment often find themselves facing higher prices later.

If home values continue to appreciate at even modest rates, a buyer who waits a year could end up paying significantly more for the same property.

Interest rates have also stabilized compared to some of the volatility we've seen in recent years. While rates remain higher than the historic lows of the pandemic era, today's market conditions continue to provide opportunities for buyers who are financially prepared and focused on long-term ownership.

Looking Ahead

As we move into the second half of 2026, we'll continue watching inventory levels, buyer demand, contract activity, and pricing trends throughout Bluffton, Hilton Head Island, Okatie, and the surrounding communities.

For now, the data points to a market that remains healthy, active, and supported by strong underlying fundamentals.
