Will I be able to sell my home for a price that is at least what I’ve put into it?
One of the most frustrating things that can happen to a homeowner is to sell for less than what they have invested. Prior to the housing market collapse in 2008—the Great Recession—most people were able to sell their house for at least as much as they paid, and often more.
Today is a different story.
Many homeowners who purchased or built prior to 2008 are finding that the current market value for their house is below their ideal price. We understand how disappointing this situation is.

Does it not make sense to list high and leave room for negotiation?
One of the biggest mistakes homeowners make is pricing their homes too high and reducing the price later when they do not get offers. This can lead buyers to believe that there may be something wrong with the home, when in fact the price was just too high for the market.

Studies have shown that the best way to get the highest price for your house is to list it in the market right out of the gate. This means listing it within 1-2% of the current market value the first day the listing is launched onto the market.

What are the most important things I need to do to prepare my home for sale?
1. Declutter Your Home
Remove anything that distracts from a buyer’s experience. Pack away all personal items like pictures, awards, and sentimental belongings. This helps buyers see themselves in the home so they can feel like they belong.
2. Stage It Well
According to the “Profile of Home Staging” by the National Association of Realtors:
83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as their future home.
One-quarter of buyers’ agents said that staging a home increased the dollar value offered between 1 – 5%, compared to other similar homes on the market that were not staged.
The kitchen is the most important room to attract more buyers. Clear off counters, put away small appliances, and decorate with silk flowers, vases, scented candles, etc.

3. Keep It Organized
Do not let your hard work go to waste! You took the time to declutter, keep your home picked up and organized. Live intentionally so you can see the fruit of your labor.

When is the best time to sell my house?
If you have decided to sell, look at the reasons for your decision. Then ask yourself: Is it more important to gain the freedom to move on with your life or wait for a higher price?
