The real estate market in the Hilton Head Island and Bluffton, SC, area has definitely turned around. Homes closed totaled 212 in the last sixty days (2/23 - 4/23), a 31% increase over the previous 60 day period (12/23 - 2/22) where 161 homes closed.

What makes this increase particularly surprising is that the 212 closings represent home buyers who signed contracts in late December, January and February, historically our slow Winter Season. The 161 closings represent home buyers who signed contracts in late October, November and December, historically our "hot" Fall Season. To put it simply: there were 31% more home buyers in the slow Winter than in the fast Fall. That's amazing!

Best Buyer's Market EVER

This may sound trite, but it is a profound truth: if you want to own real estate in the Hilton Head Island and Bluffton area, now is the best time EVER to buy. This Buyer's Market is at least 400% better than our previous best Buyer's Market. In that Market (early 80's) values dropped approximately 5%. This drop is unprecedented. It's generally in the 20 - 25% range. Additionally, enhancing this Buyer's Market are incredibly low interest rates. So if you ever wanted to own here, come as soon as you can and don't lose out on this unparalleled window of opportunity.

Don't buy in the Hilton Head area

Why would I say that? Because if the Hilton Head/Bluffton area is not for you, I urge you to take advantage of this once-in-a-hundred-year opportunity in whatever location is the best for you. You'll not regret investing when as Warren Buffett says, "the lemmings* are headed the other way".
