While it is impossible to say for certain, all of the expert Realtors at Hilton Head Real Estate Search feel that the time is ripe to break past records. Right now, the Hilton Head Island-Bluffton-Beaufort Multiple Listing Service's (MLS) best year in home sales was 2005; however, the first six months of 2013 are only 14 sales away from topping the 2005 numbers. Currently, the Hilton Head Island area MLS is experiencing its best year in 8 years and the current pace of home sales have us confident that we will, indeed, either end up the year as the best year in the history of the Hilton Head Island Area, or be in a very close second place. Â

Housing numbers are overwhelmingly positive both nationally and locally, with Hilton Head real estate boasting its BEST First Half in 8 Years! Here are some quick facts about the current pace of the national and Hilton Head area real estate market:
- National median price shows 15 consecutive months of year over year increases,
- Nationally 45% of all homes sold in May were on the market for less than a month,
- In the Hilton Head area total sales are up 9% in the first six months of 2013 vs the first six months of 2012,
- In the second quarter of 2013 Hilton Head area median home prices are up 14%, median villa prices are up 41% and lot prices are down 13% versus the first quarter of 2012,
- In Hilton Head there have been an average of 218 closings per month and at that pace there is currently a 7.2 month supply.
