Although the first residents of Rose Hill Plantation were the Yemassee Indians, ownership of the Plantation dates back to Sir John Colleton and later, the Kirk family who grew indigo and cotton in the mid nineteenth century. The magnificent Rose Hill Mansion, which is privately owned, still graces Rose Hill with its sweeping marsh and river views and Gothic architectural style.

In 1980 the property was purchased by the Rose Hill Plantation Development Co. and the modern community as we know it today began to take shape. Rose Hill Plantation today is made up of over 960 homes and lots on two sides of US 278: the Equestrian Side north of 278, which has 1 to 5 acre estate-size lots and the Golf Side south of 278 which has the more normal (for the area) 1/3 to ½ acre lots.

The Equestrian Side features the acclaimed Equestrian Center consisting of stables, paddocks and polo field. Owners may ride their horses, kept at the Equestrian Center or in barns at their homes, on trails that weave in throughout the Equestrian Side. This Equestrian Facility provides Rose Hill residents with an amenity that is unique within the County of Beaufort. Also available is a swimming pool, two tennis courts and the Colleton Point area with boat ramp, dock and meeting center

Golf Side residents enjoy luxurious views provided by a 18-hole golf course laced with ponds and lagoons and magnolia trees, creating a low country paradise that is home to deer, exotic water fowl and many other Southern flora and fauna. And available also on the Golf Side are two swimming pools and two clay tennis courts. 

Rose Hill Plantation is quite a diverse community with an abundance of families and empty nesters/retirees.
