Bluffton Real Estate
One of South Carolina’s Oldest Towns
The Town of Bluffton is located on the Mainland, a bridge away from Hilton Head Island. Its most striking feature is the May River, a pristine waterway that has strongly contributed to the Town's history and continued success. The one-square-mile, historic Old Town sits on a high bluff (thus the name “Bluffton”) overlooking the winding waters of the River.

Ancient oak trees draped with Spanish moss line the quaint streets of historic Bluffton. Many of the town’s 19th-century homes have been transformed into cafes, galleries and antique shops where regulars greet old friends and welcome newcomers with infectious Southern hospitality. Located on the May River, you’ll catch glimpses of the beautiful marsh and hints of refreshing breezes as you stroll the sidewalks and explore the heart of Bluffton.
150+ years of history
In 1852 the Town was officially incorporated and comprised approximately one square mile. A steamboat landing was constructed at the end of Calhoun Street at this time, which allowed the Town to be a stopover for travelers between Savannah and Beaufort or Charleston.
Within one year of the capture of Fort Sumter during the War Between the States, Bluffton became a safe haven for residents fleeing Union occupation of the South Carolina barrier islands. Bluffton was a headquarters for Confederate forces until Union forces on Hilton Head Island ordered the Town’s destruction in 1863. Approximately 60 structures were in the Town before the attack, only the Town’s two churches and fifteen residences remained standing after the attack.
From 1852 to 2000 Bluffton’s size stayed at one square mile (640 acres), but since 2000 Bluffton expanded its territory by 32,000 acres through annexation, becoming the fifth largest town in South Carolina (by land area).
Today Bluffton combines the Old Town historic charm with new thriving neighborhoods and convenient shopping, restaurants and entertainment. With one of the East Coast's most vibrant oceanfront resorts just a bridge away, Bluffton is the best of four worlds: historic town, new neighborhoods, modern conveniences and oceanfront resort amenities.
