2013 was a positive year for the Berkeley Hall real estate market. With 20 homes sold, it was the second best year in the last decade in terms of the number of homes sold. Actually, in an analysis of the years prior to 2004, last year was the second best year EVER for Berkeley Hall home sales, and only 2 homes less than the peak of 22 homes sold in 2011. Throughout the year, 14 oceanfront homes were sold at a median sale price of $2,037,500. In only three of the last ten years have there been more oceanfront homes sold in the Hilton Head area. The peak year was in 2007 when 22 oceanfront homes were sold. Surprisingly, while total home sales in the Hilton Head area in 2013 were the highest EVER with 2,730 sales, oceanfront home sales actually dipped to 14 from 18 sales in 2012.

For the last 10 years home sales in the Hilton Head real estate market have averaged 1,976 homes per year, according to Hilton Head Area Multiple Listing Service (MLS) statistics.                           Belfair's Historic Avenue of Oaks

There has never been a better first 11 months in Belfair home sales in the community's history! During this time, 31 homes in the Belfair area have sold at a median price of $575,000. The 31 homes sold is a new record for any January through November period in the history of the Multiple Listing Service's reported data. Home sales in Port Royal Plantation on Hilton Head Island, SC are booming! In the first eleven months of 2013, 67 Port Royal Plantation homes have sold at a median price of $590,000. The 67 homes that have sold are the highest number of sales in Port Royal Plantation over the first eleven months of any year since 2007. This is 27 more homes than were sold in the same time period last year, an increase of 67.5 percent!

Homes sold numbers for the Bluffton SC area are going crazy this year! In the first ten months of 2013, 542 homes in the Bluffton area have sold at a median price of $185,000. The 542 homes sold is a new record for any January through October period in the history of Multiple Listing Service reported data recording. The number of home sales has steadily risen an incredible 52.7% in the past 5 years.
